  • I will produce a comparative market analysis with the most current data available. I will offer expert insight on the value of your home relative to recent sales as well as the competitive homes currently on the market.
  • Goldilocks Pricing - it is very important that we price your home just right. If it is priced too low, we’ll leave money on the table. If it is too high, we will miss potential buyers while becoming market worn. I will explain my recommended pricing and anticipated sales price such that you will have a full understanding of my rationale.
  • I will constantly evaluate your homes pricing and its competitive position. You will promptly hear about any sales activity or price changes within the competitive set. You will quickly learn of new entrants to the market. I stay on top of things as your eyes and ears. I will communicate with you regularly – no less than once per week.
  • I use the Multiple Listing Service (MLS) as it offers the greatest exposure to buyers in the marketplace. I network and correspond with cooperating brokers to make sure that your listing is recognized and doesn’t disappear within the database.
  • Professionally Produced Collateral Material. My professional photographer will take high quality photographs inside and out. The photos will be enhanced in post-production for display in online and print marketing materials.
  • Direct Mailings. I will produce an oversized postcard mailing targeted to my proprietary sphere of influence, neighbors and other top- producing agents in the immediate area.
  • Online Advertising. Your property will be posted to thousands of websites that will generate buyer leads and showings.
  • Realtor Tour. Your property will be placed on a “caravan” tour that will expose your home to agents active in your immediate area.
  • Email Blasts. Your property report will be emailed to my proprietary list of top producing active agents.
  • Advertised Open Houses. As appropriate, I’ll hold open houses at your property to provide exposure to the general public.
  • Weekly Contact. I will contact you weekly with showing feedback, traffic counts, neighborhood activity, and market trends.
  • Networking and More Networking. I will enthusiastically market your property at Realtor events and other functions well attended by the real estate community. Your home will receive extensive and repeated exposure in the marketplace.

I will make sure that your home shows its best by offering counsel on staging and first impressions. I will have your home professionally photographed pursuant to all marketing efforts. Properties that require a little "extra love" will receive expert professional staging advice.

My wife and I coordinate with all vendors, repair personnel, movers, inspectors, and appraisers. We even pack personal property and ship it home for you. Our clients do not need to make a trip to Arizona during the sale and closing process.
